Broker listing terms
What it means for a mortgage broker to be listed in the YieldPulse directory, what it costs (nothing), and what each side is responsible for.

These terms are between Constructive FZE LLC, which runs YieldPulse (“we”), and a firm that applies to be listed (“the firm”). The firm accepts them when it applies. They sit beside the site’s terms of service and privacy policy.
1. What a listing is
A listing is an entry in the mortgage-broker directory: the firm’s name, the emirates it serves, the buyers it works with, its website, a short description in its own words, its trade licence number and issuing authority, and the regulator and registration reference it gives us, if any.
The directory is in alphabetical order by firm name. Readers may narrow it by emirate or by kind of buyer; that never changes the order. There is no featured place, no rating, no badge and no ranking of any kind.
2. What a listing is not
- It is not an endorsement or a recommendation of the firm, and we do not say that it is.
- It is not a check of the firm’s advice, rates, conduct or service. We check the details in section 5, and nothing more.
- It is not part of any report. No YieldPulse report, results page or report email names a broker, and the directory does not change what a report says.
- It is not a referral. We pass no reader’s details to a firm, and we do not tell a firm who looked at its listing.
3. What it costs
Nothing. A listing is free, and no firm can pay for a place or a better one. We take no referral fee, commission or other payment from a firm or a lender for a listing, a click or a client, and the firm pays us nothing if a reader becomes its client.
If we ever wish to charge for listings, we will change these terms first, tell every listed firm at least 30 days before, and say so on the directory page. A charge would never buy a place in the order.
4. Who may be listed
A firm that offers mortgage broking to buyers of property in the United Arab Emirates, that holds a valid trade licence for it, and that holds whatever registration or authorisation its regulator requires for that activity. The firm confirms this when it applies.
5. How a listing is approved
- The firm applies on the application form.
- We check that the trade licence and the registration reference it gives exist and belong to the firm, where the issuing authority publishes a means to check them.
- We approve the listing, or refuse it and say why. Nothing is published until we approve it.
We may refuse or remove a listing that we cannot check, that is inaccurate, or that would mislead readers, and we may edit a description to remove rates, offers or claims to be the best, or to correct the facts. We tell the firm when we do.
6. What the firm is responsible for
- Its own services and advice, and its dealings with anyone who contacts it through the directory.
- Holding the licences, registrations and insurance its work requires, and its regulatory status generally.
- The accuracy of what it gives us, and telling us promptly of any change, above all a change to its licence or registration.
- Not presenting its listing as an endorsement by YieldPulse, or using our name or mark in its own promotion.
7. Changes and removal
The firm may ask us to change or remove its listing at any time by writing to hello@yieldpulse.io. We do so within five working days. We may remove a listing at any time, for example if the firm’s licence or registration lapses, if it breaks these terms, or if we close the directory, and we tell the firm when we do.
8. How we use the firm’s data
We publish only the details listed in section 1. The name, role and email address of the firm’s contact are never published; we use them to deal with the application and the listing. We keep an application and a listing as the privacy policy says: while a listing is published, and for 12 months after it is removed or an application is refused. The privacy policy sets out the contact’s rights.
9. General
A listing creates no partnership, agency or employment between us and the firm. To the extent the law allows, we are not liable to the firm for the directory being unavailable or for a listing being removed. We may change these terms; we tell listed firms of a change before it takes effect. These terms are governed by the laws of the United Arab Emirates.
