What a YieldPulse report is and is not, and where responsibility for a decision sits.

Read this disclaimer carefully before using YieldPulse. By accessing or using YieldPulse, you acknowledge that you have read, understood, and unconditionally accept all terms of this Disclaimer. If you do not agree with any part of this Disclaimer, you must immediately cease all use of this platform.
1. No financial, investment, legal or tax advice
YieldPulse is not a financial adviser, investment adviser, broker-dealer, legal firm, tax consultancy, or licensed professional service provider of any kind. YieldPulse is built by a chartered surveyor; the firm is not regulated by RICS, and a report is not a RICS valuation or any other valuation.
All content, tools, calculations, reports, analyses, projections, recommendations, educational materials, blog posts, guides, and any other information provided by YieldPulse (collectively “Content”) are for informational and educational purposes only and do not constitute, and should not be interpreted as:
- Financial advice or personalised financial planning recommendations
- Investment advice or specific investment recommendations
- Legal advice or legal counsel regarding property transactions, contracts, or regulatory compliance
- Tax advice or tax planning guidance
- Accounting advice or professional accounting services
- Real estate brokerage or agent services
- Mortgage brokerage or lending advice
- Professional consultation of any regulated or licensed nature
- An offer to sell or solicitation to buy any security, property, or financial instrument
- A guarantee, warranty, or promise of any investment returns or outcomes
You must not rely on YieldPulse Content as a substitute for professional advice. You are strongly urged to consult with qualified, licensed financial advisers, investment professionals, legal counsel, tax specialists, certified accountants, real estate agents, mortgage brokers, and other appropriate professionals before making any investment, financial, legal, or tax decisions.
2. What a report does, and what it does not
A report sets one property against published records and works the sums. It:
- works from the figures you enter: the asking price, the rent you expect, the size, the deposit, the rate and the rest;
- for a property in Dubai, sets the asking price and the rent against sales and tenancies registered with the Dubai Land Department, and uses the building’s registered service charge where there is one. Each registered figure is a statistic of several records, with its source, period and the number of records behind it;
- for a property in another emirate, which publishes no such register, works from your figures alone and says so;
- applies the purchase costs, financing rules and fees in force on the day it is made, each with its source and date;
- gives a verdict on those numbers: yes, no, or only on a condition, with each reason and the figure that would change it.
What YieldPulse does not do
- Value a property. A valuation is a qualified valuer’s opinion after inspecting it; a report has read the register and has not seen the property
- Recommend, endorse, or suggest any specific properties, investments, locations, developers, brokers or lenders
- Verify, validate, or confirm the accuracy of any data you provide
- Conduct due diligence, property inspections, title searches, or background investigations
- Predict or forecast future market conditions, property values, rental rates, or economic trends
- Guarantee, warrant, or promise any investment outcomes or financial returns
- Provide suitability assessments or personalised investment recommendations tailored to your circumstances
3. No guarantee of accuracy: estimates only
While YieldPulse strives to provide accurate calculations using industry-standard methodologies, we make no representations, warranties, or guarantees regarding the accuracy, reliability, completeness, currentness, or suitability of any Content, calculations, projections, or reports.
You acknowledge and accept that:
- A report is arithmetic, not a prediction. Where it looks ahead, it shows what follows from an assumption printed beside the result.
- Your figures matter. Every result depends on the figures you enter. We set them against the register where we can, and say where we cannot, but we do not verify them.
- The register has limits. It records what was registered, which can differ from what was agreed. It holds no floor, view, condition or furnishing, and its most recent weeks are incomplete. Contains information originated by the Dubai Land Department and the Dubai Data and Statistics Establishment, obtained from Data Dubai (https://data.dubai) under its Open Data Licence. Every figure is YieldPulse's own calculation from that information. YieldPulse is an independent product. It is not produced by, affiliated with, authorised by or endorsed by the Dubai Land Department, the Dubai Data and Statistics Establishment, Data Dubai or the Government of Dubai.
- Market volatility. UAE real estate markets are dynamic and subject to rapid changes due to economic conditions, government policies, regulatory changes, supply and demand shifts, and geopolitical factors beyond anyone’s control.
- Assumptions may not hold. All projections rely on assumptions about growth rates, vacancy periods, expenses, and market conditions that may not materialise.
- Third-party data. Some reference data may be sourced from third parties; we neither verify nor guarantee its accuracy.
- No real-time updates. Market data, fee structures, regulations, and tax laws change frequently; our platform may not reflect the most current information.
- Calculation errors are possible. Despite quality assurance efforts, software bugs, calculation errors, or technical issues may occur.
- Actual results will vary. Real-world investment outcomes will differ, sometimes significantly, from YieldPulse projections due to countless variables, unforeseen circumstances, and market unpredictability.
4. Material investment risks
Real estate investment carries substantial financial risk. You could lose some or all of your invested capital.
Real estate investments in the UAE and globally involve significant risks including, but not limited to:
- Loss of capital. You may lose part or all of your initial investment.
- Illiquidity. Real estate cannot be quickly converted to cash; selling may take months or years.
- Prolonged vacancy periods. Properties may remain vacant for extended periods, generating zero rental income while expenses continue.
- Tenant defaults. Tenants may fail to pay rent, cause property damage, or require costly legal eviction proceedings.
- Property value decline. Market downturns may cause property values to decrease significantly.
- Unexpected maintenance costs. Properties may require major repairs (air conditioning, plumbing, structural) costing tens of thousands of dirhams.
- Service charge increases. Annual service charges and community fees may increase beyond projected levels.
- Regulatory changes. Government policies, zoning laws, rental regulations, and tax laws may change unfavourably.
- Interest rate fluctuations. For mortgaged properties, rising interest rates dramatically increase financing costs.
- Currency risk. For non-AED earners, exchange rate fluctuations affect returns.
- Developer risk. Off-plan properties face construction delays, quality issues, or developer insolvency.
- Legal disputes. Property ownership may involve costly legal battles over title defects, boundary disputes, or contractual issues.
- Economic downturns. Recessions reduce rental demand, depress property values, and increase vacancy rates.
- Oversupply. New construction may flood markets, depressing rental rates and capital values.
- Geopolitical risks. Regional instability, sanctions, or policy changes may impact UAE real estate markets.
- Environmental risks. Climate change, natural disasters, or environmental hazards may affect property values.
- Opportunity cost. Capital tied up in real estate cannot be deployed in potentially superior investments.
Past performance of UAE real estate markets is not indicative of future results. Historical returns do not predict or guarantee future investment outcomes.
5. Limitation of liability
To the maximum extent permitted by applicable law, YieldPulse and its owners, operators, directors, officers, employees, contractors, affiliates, partners, licensors, service providers, and agents (collectively “YieldPulse Parties”) shall not be liable for any damages whatsoever.
This includes, without limitation:
- Direct damages. Any direct financial losses, investment losses, or monetary damages.
- Indirect damages. Consequential, incidental, special, punitive, or exemplary damages.
- Lost profits or revenue. Loss of business, profits, revenue, anticipated savings, or economic opportunities.
- Lost data. Loss or corruption of data, reports, or saved analyses.
- Investment losses. Losses resulting from investment decisions made based on YieldPulse Content.
- Opportunity costs. Foregone investment opportunities or alternative uses of capital.
- Third-party claims. Claims by third parties arising from your use of YieldPulse.
- Service interruptions. Damages from platform downtime, technical errors, or service unavailability.
- Calculation errors. Losses from inaccurate calculations, software bugs, or data errors.
- Reliance damages. Damages from relying on YieldPulse Content for decision-making.
- Emotional distress. Stress, anxiety, or emotional harm.
- Legal costs. Attorney fees, litigation costs, or dispute resolution expenses.
This limitation applies regardless of:
- The legal theory of the claim (contract, tort, negligence, strict liability, breach of warranty, or otherwise)
- Whether YieldPulse Parties were advised, knew, or should have known of the possibility of such damages
- The failure of any limited remedy to achieve its essential purpose
In jurisdictions that do not allow the exclusion or limitation of liability for consequential or incidental damages, YieldPulse Parties’ liability is limited to the maximum extent permitted by law. In no event shall YieldPulse Parties’ total aggregate liability exceed the amount you paid to YieldPulse in the twelve (12) months preceding the claim (which may be zero if you only used free services).
6. Sole responsibility and independent decision-making
You, the user, are solely and exclusively responsible for:
- All investment decisions. Every investment decision, property purchase, financing choice, and financial commitment you make.
- Accuracy of inputs. Ensuring all data you enter into YieldPulse is accurate, complete, and current.
- Independent verification. Independently verifying all data, assumptions, projections, and calculations.
- Professional consultation. Seeking appropriate professional advice from licensed advisers before making financial decisions.
- Due diligence. Conducting thorough due diligence on properties, developers, locations, and market conditions.
- Risk assessment. Evaluating whether real estate investment aligns with your financial goals, risk tolerance, and circumstances.
- Legal compliance. Ensuring compliance with all applicable laws, regulations, and licensing requirements.
- Understanding limitations. Recognising YieldPulse’s limitations and the inherent uncertainties in projections.
- Financial capacity. Ensuring you have adequate financial resources and can withstand potential losses.
- Consequences of decisions. Accepting full responsibility for all outcomes, whether positive or negative.
YieldPulse provides tools for analysis. You make decisions. You bear consequences. YieldPulse bears no responsibility for your investment outcomes.
7. No endorsements or partnerships
Reference to, mention of, or display of any specific properties, developers, real estate agents, mortgage providers, locations, communities, projects, commercial products, processes, services, trade names, trademarks, manufacturers, or third parties on YieldPulse does not constitute or imply:
- Endorsement, recommendation, approval, or favouring by YieldPulse
- Verification of quality, reliability, or suitability
- Partnership, affiliation, or business relationship
- Sponsorship or advertising arrangement (unless explicitly disclosed)
- Guarantee of third-party performance or service quality
YieldPulse is not responsible for the acts, omissions, products, services, content, or conduct of any third parties. Interactions with third parties are solely between you and those third parties.
The mortgage-broker directory. A broker is listed because it applied and we checked what it told us, not because we recommend it. The directory is in alphabetical order, no broker pays to be listed or placed, and we take no referral fee or commission from any broker or lender. Each broker is solely responsible for its own services and for holding the licences and registrations they need; check its regulatory status yourself before you engage it. 8. No forecast
YieldPulse does not forecast prices, rents or returns. Where a report shows a later year, a sale price or a return over a holding period, it shows what would follow from an assumption (a yearly change in price or rent, a rate, a vacancy) that is printed beside the result. You can set each assumption yourself, including to zero, and the stress test shows the same purchase with lower rents, higher rates, empty months and lower prices.
An assumption is not a prediction. Real outcomes will differ, sometimes by a great deal, for reasons no one can know in advance.
9. No guarantee of availability or continuity
YieldPulse is provided on an “AS IS” and “AS AVAILABLE” basis without any warranties of any kind, express or implied. We do not guarantee:
- Continuous, uninterrupted, or error-free platform operation
- Availability of saved data, reports, or analyses at any future time
- Compatibility with your devices, browsers, or software
- Freedom from viruses, malware, or security vulnerabilities
- Correction of defects, bugs, or calculation errors
- Ongoing operation or availability of YieldPulse (we may discontinue services at any time)
Technical issues, server outages, maintenance, security incidents, or business decisions may cause service interruptions or data loss. YieldPulse bears no liability for such occurrences.
10. Governing law and dispute resolution
This Disclaimer and your use of YieldPulse shall be governed by and construed in accordance with the laws of the United Arab Emirates, without regard to conflicts of law principles. Any disputes arising from or relating to YieldPulse shall be subject to the exclusive jurisdiction of the courts of the UAE.
If any provision of this Disclaimer is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect. The invalid provision shall be modified to the minimum extent necessary to make it valid and enforceable while preserving its intent.
11. User indemnification
You agree to indemnify, defend, and hold harmless YieldPulse Parties from and against any and all claims, liabilities, damages, losses, costs, expenses, fees (including reasonable attorneys’ fees) arising from or relating to:
- Your use or misuse of YieldPulse
- Your violation of this Disclaimer or our Terms of Service
- Your investment decisions or financial losses
- Your violation of any laws, regulations, or third-party rights
- Any inaccurate or misleading information you provide
- Your breach of any representations or warranties
12. Changes to this disclaimer
YieldPulse reserves the right to modify, amend, or update this Disclaimer at any time without prior notice. Changes become effective immediately upon posting. Your continued use of YieldPulse following any changes constitutes acceptance of the modified Disclaimer.
It is your responsibility to review this Disclaimer periodically. We recommend checking the “Last updated” date at the top of this page.
Final and binding acknowledgement
By using YieldPulse, you irrevocably acknowledge and agree that:
- You have read and fully understand this entire Disclaimer
- You accept all risks associated with real estate investment
- You will not rely on YieldPulse as professional advice
- You will conduct independent verification and due diligence
- You will consult qualified professionals before making investment decisions
- You bear sole responsibility for all investment decisions and outcomes
- YieldPulse Parties bear zero liability for your investment results
- You waive any and all claims against YieldPulse Parties to the maximum extent permitted by law
If you do not agree, you must cease all use of YieldPulse immediately.
